List -vs- Buy

The easiest way to compare a real agent from an investor is to ask what they are going to do with your house – list it or buy it? A real estate agent will list your house on a listing service (MLS) as they try to find a buyer. They might need to show it to sever people in order to find one buyer. This process can take anywhere from a couple of weeks to a few months.

Sitting -vs- Selling

Another difference between a real agent and an investor is the transaction timeline. Finding a buyer is a time-consuming process and a sales agent won’t know how long it takes. There are many reasons which determine HOW LONG a house will ‘sit’ on a market – market conditions, economic conditions, needed repairs, needed inspections, for example. In many cases, they might be looking at 3-12 months during which includes showing the house to multiple potential buyers.

An investor, however, is looking to BUY immediately. A property investor purchases a home outright, independent and privately. An investor has the ability to finance a transaction and the resources to sell the home to potential buyers. An investor will have an exact timeline to close a deal – anywhere from 7 days/1 week to a determined closing date. (varies, depending on you and how quickly you want to sell).

Commission -vs- No Commission

This one is crucial! An agent makes their money when they find a buyer and collect their commission on the house (which could be anything between 4 to 7% of the sale price – which equals $6,000 on a $100,000 house, $14,000 on a $200,000 and so forth).

An investor, however, does not collect a commission. A home investor will not list your house, so there aren’t fees or commissions. An investor will make money by either renting the house to a tenant or fixing up the house and selling it..
